A residential garage door tune-up is a 25-point inspection that lubricates the moving parts, tests and adjusts spring balance, checks the safety reverse and sensors, and tightens hardware. • Lubrication of springs, hinges, rollers and bearings
  • Spring balance test and adjustment

How it works

From call to fixed

1. Call or book

Tell us what's going on. For urgent problems we give you a price range on the phone and the earliest arrival time.

2. Written price first

We inspect the door and give you a written price before any work starts. No hidden costs, no upsell.

3. Fixed and tested

Our trucks carry the common parts, so most jobs finish on the first visit, with a balance and safety reverse test.

Questions

Residential maintenance FAQ

How long do garage door springs last?

A standard torsion spring is rated for about 10,000 cycles, and every time the door goes up or down counts as one cycle. Open and close it twice a day (4 cycles) and the spring lasts roughly 7 years. Open and close it four or five times a day (8 to 10 cycles) and it's closer to 3. High-cycle springs last longer and come with longer warranties: 5, 7, 10 years or lifetime.

How often should a garage door be serviced?

Once a year for most homes. Doors used many times a day, or commercial doors, benefit from service every three to six months.

What's included in a maintenance tune-up?

Lubrication, spring balance adjustment, a safety reverse and sensor test, and tightening of hinges, brackets and cables. See the residential maintenance page for the full list.
